Job Summary:
The Title Examiner will be responsible for reviewing and analyzing abstracts to prepare title commitments for commercial properties. This role also includes responsibilities as an Iowa Title Guaranty Field Issuer, working with attorney title opinions and Form 900s to issue Iowa Title Guaranty commitments and certificates.

This position places a high emphasis on commercial transactions, while also supporting residential title work for property located in Iowa. The Title Examiner will be responsible for reviewing and analyzing abstracts to prepare title commitments. The role also includes preparing Iowa Title Guaranty (ITG) commitments and certificates, based on attorney title opinions and Form 900s.

Key Responsibilities:

  • Examine abstracts of      title, public records, and legal documents to determine the status of      title for commercial properties.
  • Prepare accurate and      comprehensive title commitments in accordance with company and underwriter      guidelines.
  • Identify and resolve      title issues, including liens, encumbrances, and ownership discrepancies.
  • Review attorney title      opinions and Form 900s to issue Iowa Title Guaranty commitments and final      certificates.
  • Ensure compliance with      Iowa Title Guaranty program requirements and maintain up-to-date knowledge      of program changes.
  • Communicate effectively      with attorneys, clients, underwriters, and internal teams to clarify and      resolve title matters.
  • Maintain accurate      records and documentation for all title files and issued commitments.
  • Assist with curative      work and coordinate with abstractors and legal professionals as needed.
Requirements:

  

Qualifications:

  • 1–3 years of experience      in title examination and/or abstracting, preferably in commercial real      estate.
  • Experience working with      Iowa Title Guaranty, including familiarity with Form 900 and attorney      opinion processes, is strongly preferred.
  • Strong knowledge of      title insurance principles, legal descriptions, and public records      research.
  • Excellent analytical,      organizational, and communication skills.
  • Ability to work      independently and manage multiple priorities in a deadline-driven      environment.
  • Proficiency with title      production software and Microsoft Office Suite.
