About this position
Summary: The Porter assists the maintenance team in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Porter will carry out assigned duties in a safe, prompt and professional manner.
Requirements:
Education: For safety and productivity reasons, the position requires the ability to read and write English correctly and fluently. In addition, the position requires the ability to accurately perform basic to intermediate mathematical functions.
Experience: No previous working experience required.
Skills: The position requires the ability to deal well with people and get them to feel comfortable quickly. In addition, the position requires the following:
• ability to identify and use janitorial supplies
• ability to use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool equipment, ice removal equipment, etc.
• strong customer service orientation
• good verbal and written communication skills
• basic computer skills, specifically knowledge of Microsoft Office products
• ability to attend seminars/classes in multiple locations
• must have the ability to arrive at the site within 30 minutes if not living on site
Licenses: Valid Driver’s License and insurance recommended.
Training: Training is required throughout employment, assigned regularly and to be completed during work hours. Training courses are offered in house, through outside contractors, online, via webinars, conference calls, as well as outsourced based on needs. Training classes may require travel to and from the training offering. All employees are required to complete Fair Housing annually.
Attendance: Position requires ability to work any of the seven days of the week, 52 weeks of the year. It is extremely critical that individuals possess the ability to work their scheduled hours plus any other hours necessary to complete the job. Position requires the ability to serve on-call, as scheduled or as necessary. The days and hours that communities are open are subject to change based on business needs.
Equipment:
• Position may require individuals to use their own vehicle or to use a vehicle provided by the property to transport tools and supplies around the property. Persons must be able to drive the vehicle without jeopardizing the safety of themselves, fellow employees and residents.
• Position requires individuals to wear appropriate maintenance uniform apparel.
Travel: Although position may reside primarily at one location, the ability to travel to other Company locations at Company's request due to business needs is also required.
Essential Job Functions:
1. Maintain Management Office, models, interior public and common areas of the community in a neat, clean and attractive condition.
2. Maintain all grounds, including sidewalks, public walkways and stairways, building exteriors, garden areas and dog runs in a neat, clean and attractive condition.
3. Accepts and enters Work Order requests from residents.
4. Assist in the effort to make vacant apartments rent-ready in a timely manner.
5. Compact and remove trash and debris from community.
6. Complete assigned tasks consistent with company operating procedures and in a timely manner.
7. Replaces light bulbs.
8. Snow removal. including, but not limited to shoveling, salting/sanding, and clearing of sidewalks, public walkways and stairways, building exterior entrances, parking garages and any other common areas or area determined by the Supervisor.
9. Delivers notifications to residents.
10. Transports small equipment or tools between departments.
11. Sets up tables and chairs in auditorium or hall.
12. Must be punctual and reliable.
13. All other tasks as assigned by your supervisor.
