Janitor

About the Role:

The Janitor plays a critical role in maintaining the cleanliness, safety, and overall appearance of commercial real estate properties. This position ensures that all assigned buildings and surrounding areas are clean, orderly, and well-maintained to provide a welcoming environment for tenants, visitors, and staff. The janitor is responsible for performing a variety of cleaning and maintenance tasks, including waste removal, floor care, restroom sanitation, and minor landscaping duties. Additionally, the role involves adhering to safety protocols and using appropriate equipment to handle materials and perform tasks efficiently. Ultimately, the janitor contributes to the operational excellence and positive reputation of the HOA properties managed by the company.

Minimum Qualifications:

• High school diploma or equivalent.
• Proven experience in janitorial or custodial work, preferably in commercial buildings.
• Ability to safely lift and carry heavy weights regularly.
• Familiarity with safety procedures related to cleaning chemicals and equipment.
• Valid driver’s license with a clean driving record for operating box trucks.

Preferred Qualifications:

• Experience working in the HOA/property management industry.
• Basic computer skills including familiarity with work order management software.
• Knowledge of landscaping and exterior maintenance techniques.
• Certification in OSHA safety standards or similar workplace safety training.
• Ability to work independently and manage time effectively.

Responsibilities:

• Collect and dispose of garbage and recyclable materials using proper techniques and designated containers.
• Perform routine janitorial duties such as sweeping, mopping, vacuuming, dusting, and cleaning restrooms and common areas.
• Maintain and clean stainless steel surfaces and other building fixtures to ensure a polished and hygienic appearance.
• Utilize computer systems to log work orders, report maintenance issues, and track cleaning schedules.
• Conduct basic landscaping tasks to maintain exterior property aesthetics.
• Follow all safety procedures and guidelines to prevent accidents and ensure a safe working environment.
• Lift and carry heavy objects safely, including furniture and equipment, to facilitate cleaning and maintenance activities.

The required skills such as garbage collection techniques and janitorial duties are applied daily to maintain cleanliness and hygiene in commercial buildings. Proficiency with stainless steel cleaning ensures that high-touch surfaces remain spotless and presentable. Operating a box truck is essential for transporting supplies and equipment efficiently across multiple property sites. Computer skills are utilized to document completed tasks, communicate with supervisors, and manage schedules through digital platforms. Landscaping and safety procedures are integrated into routine work to uphold the property's exterior appearance and ensure a secure environment for all occupants.
