JOB TITLE: SUPERINTENDENT

FLSA: NON-EXEMPT

DEPARTMENT: FACILITIES

LOCATION: BRONX, NY

SALARY: $36.60 PER HOUR

REPORTS TO: DIRECTOR OF FACILITIES


SUMMARY: Responsible for general upkeep and overall maintenance of the property and building systems. This is a full-time live-in position requiring residence on site and availability to respond to emergencies and tenant concerns.
 
DUTIES & RESPONSIBILITIES:

  • Oversee the day-to-day operation and maintenance of the building.
  • Assess maintenance needs of the property and communicate directly to the supervisor regarding property condition.
  • Perform routine preventative maintenance on building systems.
  • Coordinate & supervise vendors and contractors.
  • Respond in a timely manner to emergencies (plumbing leaks, power outages, alarms, etc) and tenant concerns, including on evenings, weekends, and holidays.
  • Document tenant damage and report incidents to supervisor.
  • Perform light electrical work (appliances, switches, outlets, minor repairs).
  • Perform light plumbing work (clearing stoppages, replacing fittings).
  • Replace vinyl floor tiles, ceramic tiles, carpet, window screens, fixtures, and locks.
  • Perform carpentry work including doors, windows, painting, and masonry repair.
  • Assist with grounds maintenance and maintain yard and garbage areas.
  • Maintain logs and records of work performed.
  • Participate in standby emergency schedule.
  • Maintain inventory and stock control.
  • Maintain compliance with NYC codes and regulations, including required inspections, documentation, report submissions, and meeting all applicable filing deadlines.
  • Inspect units and common areas periodically.
  • Maintain adequate lighting throughout the building.
  • Other duties as assigned.
     

EXPERIENCE AND QUALIFICATIONS:
 
High School Diploma or GED with two years of related experience in related field. Must be ability to lift, push, or pull up to 50 lbs. Must have thorough knowledge or training in carpentry, plumbing, electrical, painting, HVAC, and other trade skills. Must reside on site as a condition of employment.
