POSITION SUMMARY
The Housing Specialist is responsible for overseeing the residents and the day-to-day activities of their designated property. They must have the ability to work independently, provide excellent resident support and adhere to all program requirements.
ESSENTIAL DUTIES AND RESPONSIBILITIES

- Maintain resident files in an orderly manner in accordance with program requirements as well as established Agency policies and procedures. Files must remain “audit” ready.
- Enforce lease requirements as necessary.
- Monitor and manage vacant units by coordinating with Admissions and Maintenance.
- Provide Recertification Specialist will all required documentation to ensure timely processing and assist with processing as needed.
- Responsible for the execution of move in/move out procedures.
- Address reasonable accommodation requests in a timely manner.
- Enter maintenance work order requests as identified.
- Work with the Public Safety Officer to identify safety concerns.
- Participate in the procurement process when necessary.
- Contribute to the budget proces
- Participate in identifying and addressing the physical needs of the property.
- Maintain and complete reports as required.
- Perform frequent property inspections to ensure site compliance.
- Execute annual unit inspections in accordance with program requirements.
- Collect and post rents in a timely manner.
- Post any additional charges/credits to resident accounts in accordance with established procedures.
- Manage delinquent accounts and follow through to eviction if necessary, including court appearances requiring testimony.
- Support residents needs through regularly scheduled site meetings along with individual appointments.
- Create and distribute informative notices to residents as needed.
- Provide conflict resolution and support for residents as needed.
- Perform wellness checks as needed.
- Address reasonable accommodation requests in a timely manner.
KNOWLEDGE, SKILLS, AND ABILITIES
- Affordable property management experience.
- Mathematic skills sufficient to perform required calculations.
- Excellent customer service through professional written and verbal communication skills.
- Ability to handle high volume of phone calls and emails in a timely manner.
- Must be able to multi-task and stay organized in a fast-paced environment.
- Sophisticated knowledge of and proficiency in basic office software including internet systems, VoIP phones, Microsoft 365 platform and security cameras.
- Ability to use discretion and make independent decisions based on knowledge of the applicable program requirements of HUD, CHFA and Agency policies and procedures.
- Remains current on Agency policies and procedures, and federal, state, and local codes, rules, and regulations as they pertain to job responsibilities.
- Must be able to use personal vehicle to travel between properties as needed.
EDUCATION AND EXPERIENCE
- High School Diploma or GED required, College-level accreditation in Public/Business Administration preferred.
- Minimum 3 years’ experience in customer service and property management required.
- Valid driver’s license and reliable transportation required throughout employment.
- Will require certification in Public Housing Programs within six months of employment.
- Bilingual ability in Spanish preferred.
