About the Role

We are seeking an experienced, hands-on Property Manager to lead day-to-day operations of a well-kept but operationally challenged Class C property in an excellent North Tacoma location. The ideal candidate has deep knowledge of City of Tacoma landlord-tenant and eviction laws, is confident managing difficult tenant situations, and has a proven ability to stabilize occupancy, control delinquency, and improve overall property performance.

This role requires strong operational discipline, attention to detail, and a proactive mindset focused on unit turns, financial accountability, tenant relations, and identifying capital improvements that will attract and retain higher-quality residents.

Key Responsibilities

Property Operations & Performance

  • Oversee all daily operations of the property with a focus on occupancy stabilization and revenue optimization
  • Develop and execute strategies to reduce vacancy and delinquency
  • Manage challenging tenant situations professionally and in full compliance with Tacoma and Washington State laws
  • Handle notices, compliance documentation, and eviction processes from start to finish

Leasing & Resident Relations

  • Manage leasing activity to attract qualified tenants aligned with the property’s long-term goals
  • Enforce lease terms, house rules, and property policies consistently and fairly
  • Address resident concerns, disputes, and behavioral issues promptly and professionally

 

Financial Management

  • Prepare and review monthly financial reports, including rent rolls, delinquency reports, and variance explanations
  • Monitor rent collections and proactively address past-due accounts
  • Assist with annual budgeting and ongoing expense control

Unit Turns & Maintenance Oversight

  • Maintain strict oversight of unit turns to ensure quality, speed, and cost control
  • Conduct regular property inspections and ensure curb appeal and common areas are well maintained
  • Supervise and support one on-site Maintenance Technician, including task prioritization and performance oversight
  • Coordinate with vendors and contractors as needed

Capital Projects & Asset Improvement

  • Identify capital improvement opportunities that enhance marketability and tenant quality
  • Provide recommendations on unit upgrades, exterior improvements, and operational efficiencies
  • Assist with planning and execution of approved capital projects

Qualifications

  • Minimum 3–5 years of multifamily property management experience, preferably with Class C assets
  • Strong working knowledge of City of Tacoma and Washington State landlord-tenant and eviction laws
  • Proven experience managing difficult tenant bases and delinquency situations
  • Solid understanding of financial reporting, budgeting, and operational metrics
  • Experience supervising maintenance staff and coordinating vendors
  • High attention to detail with strong organizational and follow-through skills
  • Ability to work independently while aligning with ownership and asset management goals

Compensation and Benefits

  • $80,000-$90,000/year DOE
