About the role


The Director of Site Acquisition is a key senior team member responsible for driving our site acquisition strategy and early desktop diligence activities. This role identifies sites and then manages sites through the site acquisition funnel and early diligence phases. The Director of Site Acquisition will provide weekly internal stakeholder updates on the various diligence topics and will also regularly assist the sales team in articulating the attributes and status of certain sites in customer conversations. Ultimately, this role will be responsible for ensuring Amp Z acquires the land necessary to fulfill our growth expectations.


The ideal candidate brings deep expertise in hyperscale site acquisition, real estate development, infrastructure planning, and utility coordination, particularly within energy-intensive or mission-critical industries. They will lead internal staff and external partners to accelerate development timelines while balancing regulatory compliance, sustainability goals, and long-term operational value. This role requires an anticipated 25-50% travel. This position is located in Denver, CO although we will consider remote work arrangements.


What you'll do

  • Develop and implement a comprehensive site acquisition strategy aligned with company growth goals.
  • Identify and evaluate potential sites through GIS analysis, market research, and community engagement.
  • Manage relationships with landowners, brokers, real estate agents, and local authorities.
  • Lead negotiations for land purchase and/or lease agreements.
  • Coordinate desktop diligence with internal and external stakeholders.
  • Collaborate with sales, design engineering, and construction teams to ensure site suitability.
  • Monitor market trends and competitor activities to identify new opportunities.
  • Prepare and maintain site acquisition budgets and forecasts.
  • Ensure timely execution of site acquisition projects to meet development schedules.
  • Represent the company at community meetings and public hearings as needed.
  • Tasks/Projects as requested from time to time.

Qualifications

  • 8+ years of experience in site acquisition, real estate development, or land negotiations, preferably within the data center, technology, or power infrastructure sectors.
  • Proven track record of successfully acquiring sites for large-scale industrial or data center projects.
  • Strong negotiation, communication, and relationship-building skills.
  • Knowledge of zoning laws, environmental regulations, and permitting processes.
  • Ability to analyze market data and perform site feasibility assessments.
  • Project management skills and ability to work cross-functionally.
  • Willingness to travel as needed.

Education

  • Bachelor’s degree in Real Estate, Urban Planning, Civil Engineering, or related field. Master’s degree or MBA or JD preferred.
  • Experience with renewable energy integration, utility coordination, and carbon reduction strategies.

The pay range for this role is:
175,000 - 225,000 USD per year(Denver, CO)
