About this position

Carabetta Property Management is looking to hire an experienced Director of Marketing for their locations in CT!

The Director of Marketing will support the Carabetta Property Management organization by enhancing the revenue of unregulated properties and Low-Income Housing Tax Credit (LIHTC) properties and ensuring maximum rents are implemented at all sites.

 

Hours: Monday-Friday 8am-4:30pm

Pay: Based on Experience

 

The general responsibilities for the Director of Marketing position:

Unregulated Properties - 40 Properties

  • Identify specific market properties comparable to the identified Carabetta Property and determine the comparable rent.
  • Visit the comparable properties.
  • Determine the rent that should be charged for the Carabetta property for new rentals and the maximum tolerable rent increase for the existing Carabetta resident.
  • Prepare budgeted rent increase schedules for all unregulated properties and submit to the accounting department for inclusion in the operating budgets.

Regulated Properties (LIHTC) - 29 Properties

  • Review the income limit rent tiers for all LIHTC properties and establish maximum rental charges for each property and income tier.
  • Determine maximum rent increases for each tier for existing residents for each property.

Mobile Section 8 Vouchers - many of our market rate and affordable properties have significant section 8 voucher residents

  • Ensure that maximum rents are obtained for mobile section 8 Vouchers at all properties.
  • Contact each Voucher Issuer and obtain the current reasonable rents for units comparable to the subject property.
  • Ensure timely renewal of each unit’s rent at maximum rates.

Policies and Procedures

  • Review established procedures to ensure that budgeted and turnover rents are properly implemented
  • Revise and/or adjust established procedures as needed to ensure proper implementation of rents for both renting and accounting purposes
  • Review resident selection policies and procedures and update as needed to ensure compliance with various regulations and Laws
  • Prepare and implement marketing plans for sites including Affirmative Fair Housing Marketing Plans
  • Train rental staff as needed to ensure proper implementation of rents
  • Establish monitoring procedures to ensure proper implementation of rents

 

The requirements for the Director of Marketing position:

  • Willing and able to travel between sites
  • Proven track record marketing and leasing multi-family
  • Excellent Organizational Skills
  • Ability to multi-task
  • Customer Service driven
  • Effective Communication Skills (verbal and written)
  • Knowledge of Yardi Preferred
  • Microsoft Office
  • Interactive Marketing
  • Bachelor’s Degree required
  • Multifamily housing industry experience or agency experience working with real estate clients is necessary
  • Previous marketing and leasing experience in the real estate industry preferred
  • Must have Low Income Housing Tax Credit (LIHTC) and Housing and Urban Development (HUD) Certifications
  • Minimum of five years’ experience
  • Spanish speaking a plus
