Responsibilities:

Team Leadership:

  • Supervise and lead the service team, providing guidance, training, and support.
  • Schedule and assign daily tasks, ensuring timely completion of maintenance projects.

Maintenance Operations:

  • Oversee routine maintenance tasks, including plumbing, electrical, HVAC, and general repairs.
  • Coordinate and conduct preventive maintenance inspections to identify potential issues.

Vendor Management:

  • Collaborate with external vendors and contractors for specialized maintenance projects.
  • Evaluate vendor performance and ensure work meets quality standards.

Emergency Response:

  • Develop and implement emergency response procedures to address maintenance issues promptly.
  • Participate in an on-call rotation for after-hours emergencies.

Budget Management:

  • Assist in the development and management of maintenance budgets.
  • Monitor expenses and ensure cost-effective solutions without compromising quality.

Safety and Compliance:

  • Enforce safety protocols and ensure compliance with all relevant regulations.
  • Conduct regular safety meetings and training for maintenance staff.

Documentation and Reporting:

  • Maintain accurate records of maintenance activities, inspections, and repairs.
  • Prepare reports for property management on maintenance performance.

Tenant Interaction:

  • Communicate with tenants regarding maintenance schedules, repairs, and preventive maintenance initiatives.
  • Address tenant inquiries and concerns in a timely and professional manner.


Requirements:

Qualifications:

  • High school diploma or equivalent; trade school certification or relevant vocational training is a plus.
  • Proven experience in property maintenance, with at least 2-3 years in a supervisory role.
  • Strong technical knowledge of HVAC, plumbing, electrical, and general maintenance tasks.
  • Excellent leadership and communication skills.
  • Knowledge of safety regulations and best practices.
