We are seeking an experienced and skilled Multifamily Service Supervisor to lead our maintenance team in ensuring the upkeep and functionality of our residential properties. Responsibilities:
Team Leadership:
- Supervise and lead the service team, providing guidance, training, and support.
- Schedule and assign daily tasks, ensuring timely completion of maintenance projects.
Maintenance Operations:
- Oversee routine maintenance tasks, including plumbing, electrical, HVAC, and general repairs.
- Coordinate and conduct preventive maintenance inspections to identify potential issues.
Vendor Management:
- Collaborate with external vendors and contractors for specialized maintenance projects.
- Evaluate vendor performance and ensure work meets quality standards.
Emergency Response:
- Develop and implement emergency response procedures to address maintenance issues promptly.
- Participate in an on-call rotation for after-hours emergencies.
Budget Management:
- Assist in the development and management of maintenance budgets.
- Monitor expenses and ensure cost-effective solutions without compromising quality.
Safety and Compliance:
- Enforce safety protocols and ensure compliance with all relevant regulations.
- Conduct regular safety meetings and training for maintenance staff.
Documentation and Reporting:
- Maintain accurate records of maintenance activities, inspections, and repairs.
- Prepare reports for property management on maintenance performance.
Tenant Interaction:
- Communicate with tenants regarding maintenance schedules, repairs, and preventive maintenance initiatives.
- Address tenant inquiries and concerns in a timely and professional manner.
Qualifications:
- High school diploma or equivalent; trade school certification or relevant vocational training is a plus.
- Proven experience in property maintenance, with at least 2-3 years in a supervisory role.
- Strong technical knowledge of HVAC, plumbing, electrical, and general maintenance tasks.
- Excellent leadership and communication skills.
- Knowledge of safety regulations and best practices.
