Position Description:

SJV is hiring immediately for a Director of Building Services position.

$500 sign on bonus

The Director of Building Services will be responsible for providing direction and support to supervisory staff, ensuring accountabilities are achieved and change management activities are effectively executed. Int this role you will focusing on creating a safe environment within a facility. You will often collaborate with a building's maintenance, security, and environmental services department to ensure that a building is secure, comfortable, and up to date with safety regulations.

RESPONSIBILITIES:

It is the responsibility of the Director of Building Services to lead all Facility Services at SJV. Reporting directly to the SJV Executive Director.

Responsible for supervising all Environmental Service arrangements by:

Maintaining liaison with site leadership on quality-of-service issues.

Participating in contract negotiations; and

Making periodic campus inspections with/or for Site Leadership.

Responsible for coordinating Environmental Services contracts with the Site Leadership and Project Development.

Responsible for developing and maintaining System inventory of fixed assets.

Responsible for implementing and maintaining maintenance software program.

Responsible for developing three-year capital plan to maintain campus equipment/facilities. Plan shall include:

Current age, condition of major operating equipment.

Estimated life of major equipment.

Campus records on history of repairs to major equipment; and

Identify planned replacement schedule products to be used cost estimates.

Participates as directed by Project Development in construction supervision and management.

Will review and assist Site Leadership in capital purchases by:

Reviewing request for capital purchases.

Validate need/cost estimates.

Assure products to be purchased are in compliance with plan; and

Recommend approval/denial.

Establish and administer/direct programs to maintain building and equipment, while ensuring efficient and safe operation/maintenance

Establish and administer preventive maintenance programs, analyze cost, and work schedules, set priorities, expedite operations and repairs.

Implements and maintains the highest quality of first impressions for all areas of responsibility.

Identify needs and coordinate the work of maintenance and environmental services staff and others repairing or redecorating the interior or exterior of buildings, parking lots and other structures of the facility.

Oversee, coordinate, and supervise laundry, housekeeping, maintenance, environmental services, grounds and security departments.

Oversee the selection, employment, training, organization of work, evaluation of performance, termination, and grievances of Facility Services employees.

Establish, in conjunction with the Executive Director, periodic goals and objectives for the performance of the department.

Report monthly and as needed progress on preventative maintenance, number of work orders completed, and other work performed.

Prepare department budget and annual list of major expenditures needed in the coming year.

Oversee departmental expenditures and assure competitive pricing on the purchasing of supplies and equipment for maintenance and environmental services.

Identify need for contract services and select contractor and oversee project to ensure completion as outlined.

Assist with developing specifications, analyze blueprints, receive, and appraise bids and submit recommendations.

Oversee work of contractors and provide periodic reports regarding quality of work and timelines.

Ensure facilities/departmental policies and procedures are followed and reviewed annually (Maintenance and Environmental Services)

Ensure all required facility inspections are completed timely i.e. fire alarm, generator, vent hood

Assures compliance with applicable governmental regulations including federal, state, local, Fire Marshall and health department.

Assists with administering safety, fire control and disaster preparedness programs.

Establishes and maintains accurate records on departmental activities including work orders, preventative maintenance, etc.

Other duties as assigned by SJV ED.

MINIMUM QUALIFICATIONS:

BA degree in engineering, facilities management, business, or other related area preferred; vocational course work or licensing with at least 7 years of experience in facilities management including a minimum of five years professional experience in supervision; or any equivalent combination of training and experience which provides the required skills, knowledge and abilities.

Minimum 5 years relevant work experience and/or trades such as plumbing, electrical, painting, carpentry, refrigeration, ground maintenance, masonry, etc. and security

Experience and success with interacting as it applies to all areas in environmental services of Health and Life Safety Code surveys.

Excellent interpersonal skills in order to lead, communicate and provide outstanding customer service skills needed to maintain good relationships with team members, residents, vendors and corporate organizations.

Proficient in use of computer systems and software utilized for department and MS Office

Ability to read blueprints and understand construction specifications.

Knowledge of various construction trades and ability to judge the performance of plumbers, electricians, carpenters, HVAC techs, etc.

Knowledge of federal/state laws applicable to the CCRC industry

Valid Texas drivers license and clear driving record

High mechanical aptitude with knowledge of institutional maintenance and landscaping equipment

Advanced analytical skills and independent judgment

Ability to maintain and present professional appearance and manner.

Ability to develop and maintain departmental budget.

Ability to select, evaluate and monitor contract services.

Ability to recruit, train and motivate staff to meet facility and departmental goals.

Ability to read, write and speak English language.

Ability to travel throughout facilities and grounds required.

Ability to perform work tasks within the Physical Demand Requirements as outlined below.
