Job Title: Facilities – Manager Job Classification: Regular, FT, Exempt

Reports to:  Director of Facilities

Position Objective: To support the Museum’s mission by assuring proper maintenance, construction and repair of Museum buildings, equipment and infrastructure through use of staff, contractors, and vendors.

Qualifications:

Required: 

  • 5 + years supervisory experience in facilities maintenance and/or project management
  • Ability to positively engage and direct supervised staff in daily operational needs
  • Self-motivated; strong mechanical aptitude
  • General computer skills and proficiency in Microsoft Office, including Outlook, Excel, and Word. Must be able to build and manage spreadsheets for tracking inventory and other business-related tasks
  • Strong problem-solving, decision-making, and organizational skills
  • Ability to work on complex assignments requiring independent action and a high level of initiative
  • Basic knowledge of electrical, plumbing, and HVAC systems and tools
  • High School Diploma
  • Valid NC Driver’s License
  • Must be available to work outside of normal business hours for emergency response 
  • Physical Requirements-Must be able to: 
    1. Lift and carry 50 lbs. on a regular basis
    2. Climb and perform work on ladders
    3. Safely operate simple machinery associated with facility maintenance
    4. Be on one’s feet for up to 8 hours at a time and walk distances of up to one mile over varying terrains in a single trip
    5. Tolerate weather extremes, working outdoors year-round

Desired: 

  • Bachelor’s Degree in Facilities Management, Construction Management or related field
  • Degree or certificate from Trade/College Program
  • Experience managing a small team in facilities would be a plus!
  • Experience in operating tractors, forklifts, and skid steer loaders
  • Knowledge of OSHA regulations and building codes
  • Experience using a Computerized Maintenance Management System (CMMS) (eWorkOrders exp. would be great)
  • Experience in safety management and risk mitigation

 


Responsibilities:

  • Implement comprehensive facility management plans and procedures
  • Directly supervise up to 6 Facilities Technicians 
  • Manage staff schedules, work orders, and daily team responsibilities for efficient maintenance response times
  • Assist in professional development of the team members 
  • Assist Director in cultivating a culture of positivity, efficiency, and respect
  • Support the Museum’s Strategic Plan, Mission, and Values
  • Adhere to and ensure compliance with all safety regulations and building codes
  • Conduct regular facility inspections and identify and communicate maintenance needs
  • Responsible for material planning/ordering and inventory management
  • Use tracking software for HVAC, electric vehicle charging stations, and supply inventory 
  • Review, assign, and document completion of Work Order Requests using a CMMS
  • Assist with development and tracking of preventive maintenance schedules
  • Assist Director and Lead Technician in coordinating with contractors as necessary to complete scheduled and emergency maintenance
  • Perform corrective and preventive maintenance as assigned
  • Propose, plan, and perform repairs (such as carpentry, drywall & painting, plumbing, minor electrical, etc.) with facilities staff support
  • Coordinate janitorial supply orders and supporting contractors
  • Attend weekly Rentals & Events meetings and ensure all rental & event setups are completed in a timely and satisfactory manner
  • Attend Safety, “Green Team”, and Strategic Working Group meetings when Director is unable to attend
  • Assist other departments with projects or activities as assigned 
  • Communicate clearly utilizing all protocols via radio and follow written and verbal instructions
  • Respond to emergency repairs (such as power outages, weather events, infrastructure failures) safely and efficiently, including after-hours and on holidays and weekends
  • Work alongside Lead Mechanic to properly manage and maintain the Facilities Warehouse and Britania Warehouse, including cleanliness, organization, and supplies inventory
  •   Salary Range:  $57,000 – $61,000
