Job Purpose

 

The Commercial Building Maintenance Technician serves as a key representative of BPG, maintaining regular contact with tenants and building occupants. This role requires professionalism, technical competence, and a strong focus on customer service.

Under general direction, the technician performs operating, maintenance, and repair tasks for one or more assigned properties, following established policies, procedures, and standard operating practices.

 

Duties & Responsibilities

 

  • General Mechanical & Facility Maintenance

    • Perform maintenance and repair tasks to ensure maximum life and reliability of mechanical systems, including:
      • HVAC
      • Plumbing
      • Electrical (within Code and licensing guidelines)
      • General building repairs (doors, keys, painting, drywall, flooring, etc.)
  • Preventive & Corrective Maintenance

    • Complete preventive maintenance tasks per schedule.
    • Address corrective maintenance assigned by the Management Office.
    • Respond to general maintenance requests promptly and professionally.
  • Tenant & Contractor Relations

    • Maintain positive working relationships with tenants.
    • Communicate professionally and resolve issues courteously and efficiently.
    • Support collaboration with contractors, vendors, and suppliers.
  • Operational Responsibilities

    • Record maintenance activity per established procedures.
    • Participate in the on-call rotation for after-hours emergencies.
    • Support additional properties as needed.
    • Notify management of required parts and material

    Building Safety & Equipment

    • Inspect, operate, and troubleshoot fire alarms and sprinkler systems.
    • Conduct preventive maintenance on emergency lighting, exit signs, and portable fire extinguishers.
    • Remove and install interior and exterior signage.
    • Investigate and monitor roof leaks.

    Company Equipment & Appearance

    • Maintain company vehicle in first-class condition.
    • Maintain tool inventory in proper working order.
    • Properly care for company-issued phone/radio.
    • Wear a clean company uniform and bring keys and charged equipment to work.

    Work Hours

    • Varies by property; typical schedule is Monday–Friday, 7:00 AM–5:00 PM. Available for on-call shifts.


Qualifications

 

  • Self-motivated with strong communication skills.
  • Ability to participate in after-hours emergency maintenance.
  • Ability to meet physical job requirements:
    • Lift up to 100 lbs.
    • Frequent standing, walking, kneeling
    • Occasional ladder climbing and balancing
  • Ability to work in a fast-paced environment and handle multiple tasks.
  • Strong independent work skills, decision-making, and leadership.
  • Ability to interact professionally with tenants, subcontractors, and colleagues.
  • Valid state-issued driver’s license; must remain insurable.
  • Basic computer skills (Microsoft applications, email, service record tools).
  • Strong customer service orientation.
  • Reliable follow-through and teamwork skills. 

Education

  • High school diploma or equivalent required.
  • Completion of a building trade curriculum at a recognized technical school is preferred. 

Experience

 

  • Minimum of one year of successful experience in commercial or institutional buildings involving complex mechanical, electrical, HVAC, and plumbing systems.

 

Physical Requirements

 

  • Standing and walking for extended periods.
  • Frequent use of maintenance equipment and tools.
  • Regular stretching, bending, pushing, pulling, and lifting up to 50 lbs.
