WHO YOU ARE
The Lead Property Rehab Technician is expected to perform all the essential duties timely and accurately, in accordance with all applicable company policies, procedures, processes and practices, and compliant with all federal, state, and local laws and regulations. The essential duties below are not intended to be all-inclusive, but rather indicative to the duties normally associated with the job.
WHAT YOU’LL BE DOING
- Follow, promote, and enforce safety policies, practices, and procedures to ensure safe working conditions and behaviors are maintained.
General Labor
- Complete labor on any given project(s), as requested or required to maximize reliability and performance of assets. General project labor activities include, but are not limited to the following:
- Carpentry: Repair or replace door and base trims, cabinet and countertop components, bath accessories and other general carpentry work.
- Doors: Repair or replace doors and locks, including frames, hardware and weather-stripping, sliding glass door screen, storm doors.
- Windows: Repair or replace window sash, glass, hardware and screens.
- Drywall: Hang and finish drywall. Repair existing drywall as necessary. Finish ceilings, include texture to match existing when necessary.
- Painting: Remediate mildew conditions; Interior painting to include drywall, ceilings, trim, and doors. Exterior painting includes preparation, joint sealants and painting per project requirements.
- Flooring: Floor repairs to include patching or replacement of VCT/LVP. Oversight of flooring contractors on larger installations.
- Appliances: Replacement of appliances as necessary, to include all electrical, plumbing, and ductwork connections.
- Plumbing: Replacement of plumbing components such as sinks and toilets. Oversight of plumbing contractors on larger projects.
- Heating, Ventilation and Cooling: Basic maintenance of HVAC equipment and oversight of HVAC contractors as necessary.
- Electrical: Troubleshoot, repair or replace switches and receptacle devices, circuit breakers, baseboard heaters, lamp replacement and cleaning of light fixtures, proper connection of dishwashers, range ovens, microwaves, hot water tanks, air conditioning units and ventilation fans. Oversight of electrical contractors as necessary.
- Grounds: Repair/replace sidewalk sections and exterior features, as necessary.
- Building: Inspect, repair and maintain exterior of project(s) including pedestrian walkways, gutters, downspouts, storm water catch basins and drainage way.
Asset Management
- Provide support in the completion of capital improvement projects, including demolition and punch-list work.
- Purchase, maintain and secure adequate supplies, materials and equipment necessary to complete projects within budget and approval guidelines.
- Prepare and maintain project documentation in accordance with company policy.
- Maintain safe, clean, organized and orderly jobsites at all times.
- Service and maintain all Company owned equipment.
Customer Experience
- Maintain professional, courteous and respectful communication and relations with customers, vendors, guests, contractors and co-workers.
- Follow all federal and state fair housing regulations to ensure residents receive fair and consistent service.
Non-Essential Job Functions
- Perform work, within the scope of the Lead Property Rehab Technician role, that may be otherwise performed by a contracted service vendor.
- Perform other duties as assigned.
