About this position
DASMEN Residential is hiring an in-house plumbing leader to cover three multifamily communities in Columbia, SC (Samara East, Endora East, and Dira East). This role is focused on eliminating repeat slab leaks, service-line failures, pressure issues, and drain main breakdowns—not just responding to in-unit maintenance calls.
This person will act as the portfolio’s plumbing “quarterback,” reducing emergency spend by executing a building-level infrastructure strategy and holding vendors accountable when work fails or repeats.
Core Responsibilities (Root-Cause Focused)
A) Stop Repeat Leaks & Stabilize Water Systems
Investigate and resolve recurring slab leaks, service line breaks, and low-pressure events.
Diagnose failures at the building and corridor level, not just unit-by-unit.
- Build a trouble-building map (Samara 11/14/3, Endora slab cluster, Dira C/F corridor) and maintain it.
B) Manage Underground Infrastructure Like Capital Projects
- Identify when to cap vs repair vs repipe using a standard decision framework.
- Coordinate building shutdowns, valve strategies, and tenant sequencing.
- Supervise excavations, reroutes, repipes, and restorations.
- Ensure all work is pressure-tested, documented, and compliant.
C) Vendor Oversight & Accountability
• Direct and audit third-party plumbing vendors (leak detection, trenchless repipe, jetting).
• Require “before/after” evidence:
pressure readings
camera videos
repair photos
warranty documentation
• Call vendors back for repeat failures and enforce workmanship accountability.
D) Preventative Program Implementation
• Schedule and oversee:
PRV checks and pressure stabilization
drain jetting cycles on high-risk buildings
camera inspections of mains and laterals
meter-based water loss monitoring
• Implement smart monitoring/shutoff strategy in the most problematic corridors.
E) Reporting for Leadership & Lenders
• Produce monthly infrastructure reporting:
repeat leaks by building
emergency response count
water loss events
repair vs capital recommendations
• Support lender reporting with formal summaries and remediation status.
Required Qualifications
- Valid plumbing certification/license (state required).
- Must have strong experience in multifamily plumbing systems (not just residential service work)
- Experience with slab leaks required
- Proven experience as a plumber, preferably in multi-family residential or commercial settings.
- Strong knowledge of plumbing systems, fixtures, and code requirements.
- Ability to read blueprints, diagrams, and work orders.
- Excellent troubleshooting and problem-solving skills.
- Strong communication and customer service skills.
- Ability to work independently and handle emergency calls when needed.
- Valid driver’s license and reliable transportation.
Preferred Qualifications
- Experience with backflow preventers.
- HVAC or general maintenance experience.
- EPA certification (if required per local code).
