The Facilities Manager Assistant is responsible for performing routine building maintenance and general upkeep across the property. This role supports facility operations through hands-on work in multiple trades, including electrical, plumbing, carpentry, HVAC support, painting, and general cleaning. The position requires flexibility, strong customer service skills, and the ability to work independently with minimal supervision.


Essential Job Functions:

  • Inspect buildings and structures to assess functionality, identify maintenance issues, and recommend repairs using     established inspection checklists.
  • Perform minor electrical maintenance, including but not limited to, replacing or repairing wall switches, outlets, bulbs, tubes, ballasts, sockets, fuses, cords, and minor appliances using appropriate hand and power tools.
  • Perform minor plumbing maintenance, including repairing leaks in faucets and drains, and unclogging drains.
  • Perform minor painting, carpentry, and masonry work, including surface preparation and application of paints, stains, and varnishes using brushes, rollers, or sprayers.
  • Reconfigure, install, position, and remount modular office components and workspaces (e.g., furniture, wall panels, lighting, storage units, file cabinets) to meet operational needs and maximize space efficiency.
  • Prepare and paint various structures and equipment (e.g., walls, floors, doors, roofs, restrooms, refrigerators, evaporative coolers) to preserve materials and maintain a safe, clean, and comfortable environment.
  • Order parts and maintain required inventory and supplies.
  • Perform general cleaning and custodial tasks as needed.
  • Perform other duties as assigned, including working in other areas to cover absences or balance workloads.
  • Work flexible hours, including evenings and weekends as required.
Requirements:

Qualifications: 

Education / Certifications

•              High School Diploma or GED required.

•              Two-year trade school certification or equivalent hands-on experience preferred.


Experience / Knowledge

•              Minimum of two (2) years of experience in a large HOA, club, or facilities maintenance environment preferred.

•              Basic understanding of electrical, plumbing, and carpentry systems.

•              Har-Tru / clay court training a plus.

•              CPO (Certified Pool Operator) or pool experience is a plus.


Skills & Abilities

•              Ability to read, write, speak, and understand English.

•              Strong communication, interpersonal, and customer service skills.

•              Ability to meet or exceed attendance and punctuality standards.

•              Ability to understand and follow instructions with minimal supervision.

•              Proficient in the use of hand and power tools.

•              Basic computer skills, including email, text messaging, Microsoft Word, Excel, and internet browsers.

•              Ability to use standard office equipment (e.g., calculators, computers, copiers, fax machines).


Physical Requirements & Work Environment

•              Ability to tolerate extreme heat and cold.

•              Ability to lift up to 50 pounds and push up to 100 pounds.

•              Ability to climb ladders and work at heights.

•              Frequent bending, kneeling, walking, climbing, sitting, and working in confined or horizontal positions.

•              Exposure to electricity (general understanding of AC/DC systems), cleaning solvents, lubricants, batteries, paints, and   custodial chemicals.

•              Noise levels may occasionally require hearing protection.

•              Vision requirements: 20/20 vision or corrected with glasses or contacts.
