Sharpline is looking for a Maintenance Technician for a recent 100-unit acquisition to join our team. Requirements:

Key Responsibilities

  • General Maintenance: Perform work orders, unit turns, and make readies as assigned.
  • Inspections: Conduct facility inspections to determine problems and necessary maintenance, ensuring facilities are in good and safe condition at all times.
  • Preventive Maintenance: Execute seasonal and annual preventive maintenance activities.
  • Team Collaboration: Work as part of a team or independently, as needed.
  • Safety and Compliance: Ensure adherence to quality standards and health and safety regulations, and handle emergency situations or after-hours calls for repair and maintenance.
  • Technical Skills: Maintain and repair building systems, including electrical, plumbing, HVAC, carpentry, painting, and other building systems.
  • Documentation: Prepare maintenance reports, maintain inventory of materials and equipment, and keep maintenance storage areas clean and orderly.
  • Project Coordination: Participate in project coordination, such as renovations, and conformance with maintenance policies and standards.
  • Communication: Effectively communicate with residents, guests, visitors, staff, and managers about community concerns.

Skills, Knowledge and Expertise

  • Technical Knowledge: Strong understanding of building systems (electrical, heating, plumbing, HVAC) and health & safety practices.
  • Experience: Minimum of 3 years of general maintenance experience, with at least 6 months in apartment maintenance preferred.
  • Certifications: HVAC certification is a plus.
  • Interpersonal Skills: Excellent verbal and written communication skills, and the ability to work with computers and maintenance software.
  • Physical Ability: Capable of lifting 50 pounds, bending, walking, kneeling, stretching, and working on ladders up to 30 feet.
  • Problem-Solving: Proactive problem solver with critical-thinking skills.
  • Tools and Transportation: Must supply basic tools and maintain a valid driver’s license with reliable transportation.
