The Community Transition Manager is responsible for leading the operational transition of newly acquired communities throughout the nationwide portfolio of TAM Residential. This role will work cross functionally with other departments to ensure a seamless transition from prior management by ensuring operational alignment with TAM’s standard practices and values. The Site Transition Manager will onboard effective on-site teams, improve financial performance and elevate overall condition of newly acquired properties to TAM standards.

COMMUNITY TRANSITION MANAGER JOB SUMMARY:
The Community Transition Manager is responsible for leading the operational transition of newly acquired communities throughout the nationwide portfolio of TAM Residential. The Site Transition Manager will onboard effective on-site teams, improve financial performance and elevate overall condition of newly acquired properties to TAM standards.
ESSENTIAL JOB FUNCTIONS:
Transition Leadership & Team Development
- Recruit, train, mentor, and supervise on-site staff including leasing and maintenance teams.
- Foster a positive and collaborative work environment focused on customer service and performance.
- Conduct regular staff meetings, performance reviews, and provide ongoing coaching.
Financial & Operational Management
- Review and assess property financials, rent rolls, delinquency status and budgets to identify risks and opportunities.
- Implement corrective action plans to improve collections, reduce expenses and stabilize financial performance
- Establish operational processes aligned with company standards, including reporting, vendor management and purchasing,
- Ensure compliance with company policies, fair housing regulations and applicable local and state requirements.
Leasing & Marketing
- Develop and implement marketing strategies to maintain optimal occupancy and reduce vacancy loss.
- Oversee the leasing process including tours, application reviews, approvals, and move-ins.
- Ensure the leasing office, model units, and common areas reflect a professional and welcoming environment.
Resident Relations & Customer Service
- Build strong relationships with residents, addressing concerns and resolving issues promptly.
- Address resident concerns and service gaps resulting from the management transition.
- Implement communication strategies to build resident trust and retention during transition periods.
- Promote resident retention by organizing community events and ensuring a high standard of living experience.
- Enforce lease agreements and community policies fairly and consistently.
Maintenance & Property Appearance
- Partner with the maintenance team to ensure timely completion of work orders, unit turns, and preventative maintenance.
- Conduct regular inspections of the property to ensure safety, curb appeal, and compliance with standards.
- Prioritize health and safety protocols for residents, staff, and vendors.
Travel & Transition Execution
- Travel extensively (100%) to newly acquired communities throughout TAM Residential’s Nationwide portfolio to support the transition and stabilization process.
- Serve as the on-site transition leader until staffing and operations are stabilized. Expect to remain onsite at newly acquired properties for 30-45 days at a time, based on transition needs and property readiness.
- Coordinate with Regional Leadership and other departments to ensure a comprehensive transition
- Completion of Transition Checklist
- Support handoff to long-term property management teams
QUALIFICATIONS:
- 3+ years of experience in property management; multifamily experience preferred.
- Strong leadership, organizational, and communication skills.
- Ability to make independent decisions and handle emergency situations in a professional manner
- Customer-service mindset with problem-solving ability.
- Must possess and maintain a valid driver’s license, a clean driving record and current auto insurance
EDUCATION + EXPERIENCE:
- Knowledge of Fair Housing regulations, landlord/tenant laws, and property management software.
- Ability to manage budgets, analyze financial reports, and drive profitability.
- Tax Credit experience is a plus.
- Minimum of 2 years of property management experience in a supervisory role.
WORKING CONDITIONS:
- Ability to operate in an open work area with moderate everyday noise.
- Ability to travel up to 100% of the time.
- Ability to work from multiple locations
- This is a full-time position and may require evenings, weekends or on-call availability based on the needs of the community
- Ability to perform other duties as required.

- Associates who are regularly scheduled for and work 30 hours or more per week are eligible for company-sponsored benefits the 1st day of the month, following completion of 30 continuous days of employment. Benefits offered include medical, dental and vision coverage, as well as 401K and life insurance. Regular, full-time associates are eligible to accrue paid time off (PTO) and holiday pay.
