SUMMARY / OBJECTIVE 

The Maintenance Assistant will support the Maintenance Technician in maintaining the overall appearance and functionality of the property while reporting directly to the Property Manager. Responsibilities include routine janitorial duties, grounds upkeep, preventative maintenance, minor repairs, and assistance with apartment turnovers. This role plays an important part in maintaining a clean, safe, and welcoming environment for residents and visitors. The Maintenance Assistant will demonstrate strong attention to detail, customer service, and a commitment to maintaining a hazard-free property.


This is a part-time position working 8:00 a.m. to 2:30 p.m., Monday through Friday, divided between two sites: Beech Street Apartments on Monday, Wednesday, and Friday, and Fern Ridge Apartments on Tuesday and Thursday.

Requirements:

 ESSENTIAL FUNCTIONS:

  • Complete work orders accurately and in a timely manner and clean up work areas upon completion.
  • Assist the Maintenance Technician with property repairs, including painting, carpentry, drywall, minor plumbing, electrical, HVAC, and general maintenance tasks.
  • Support unit turnovers, including cleaning and preparation of vacant units as directed.
  • Maintain grounds and common areas, including lawns, landscaping, parking areas, snow and ice removal, trash pickup, and operation of snow equipment.
  • Provide on-call maintenance support and respond to emergencies as directed, including completion of incident or accident reports.
  • Maintain maintenance logs, inventory of supplies and equipment, and assist with purchase orders and invoice coding for approval.
  • Run property-related errands as needed.

COMPETENCIES:

  • Ability to follow direction and work collaboratively as part of the site team.
  • Ability to communicate professionally with residents, vendors, and coworkers, and work effectively with individuals from diverse backgrounds.
  • Basic computer proficiency, including web-based systems, Word, and Excel.
  • Ability to read, write, perform basic math, and follow written and verbal instructions.
  • Ability to operate maintenance tools, trade equipment, and testing devices safely and effectively.
  • Ability to lift, push, pull, climb, walk extensively, and work outdoors in various weather conditions.
  • Ability to manage time effectively and work within budget guidelines.
  • Valid driver’s license and ability to operate a vehicle.
  • Maintain a professional appearance and demonstrate alignment with the company’s mission and values.
  • Flexibility to adjust work plans and schedules as needed.

EXPERIENCE REQUIREMENTS:

  • 1 year or more in maintenance work required.

EDUCATION REQUIREMENTS:

  • High School degree or equivalent.

  • None

WORK ENVIRONMENT:

  • Building and outdoor environment

TRAVEL REQUIRED:

  • Negligible for running errands and traveling between properties as needed.

ADA REQUIREMENTS:

Physical: Frequently required to push/pull objects weighing more than 100 lbs and lift and carry objects weighing more than 50 lbs but less than 100. Frequently required to perform simple manipulative tasks such as using hand tools and operating maintenance machinery. Must be able to walk, stand, squat, drive, and remain in uncomfortable positions for periods of time necessary to accomplish maintenance repairs.

Sensory: Frequently required to read fine print on plans, regulatory documents, maintenance coding, and instructions. Must be able to distinguish normal sounds with some background noise to answer pages, phones, etc. Must be able to speak clearly, hear and understand others using the English language.

Cognitive: Frequently required to concentrate on moderate detail with moderate interruption. Must be able to attend to a task/function for more than 60 minutes at a time. Must be able to understand and relate to specific ideas several at a time and remember multiple tasks/assignments given to self and others over a period of several days.

Environmental Conditions: Frequent exposure to seasonal conditions in outside weather. Occasional exposure to grease, oil, chemicals, toxins or poisonous materials, dust, loud noises, high humidity, and electrical or mechanical hazards.

Equipment: Frequently required to operate power carpentry tools, lawnmower and other garden tools, snowblower, cleaning equipment, or paint sprayer; the list goes on and is not exhaustive.
