Key Responsibilities
Property Operations & Performance
- Lead on-site operations to ensure compliance, service standards, and alignment with ownership objectives
- Monitor performance and occupancy trends to identify risks and improvement opportunities
- Execute corrective actions to resolve operational gaps and inefficiencies
- Provide hands‑on oversight to maintain safe, efficient, and well‑run property operations
Leasing & Resident Relations
- Guide leasing efforts to support sustainable occupancy, resident quality, and long-term community stability
- Serve as the escalation point for resident concerns, disputes, and sensitive situations, ensuring fair and timely resolution
- Promote consistent application of lease terms, community rules, and behavioral standards
- Foster positive resident relationships through clear communication, professionalism, and responsive service
Financial Management
- Monitor key financial indicators including collections performance, delinquency trends, and operational expenses
- Partner with accounting and leadership to support accurate reporting, forecasting, and variance analysis
- Implement practices to improve cash flow, reduce financial risk, and support budgetary goals
- Utilize financial and performance data to inform operational and staffing decisions
Unit Turns & Maintenance Oversight
- Oversee unit readiness and turn efficiency while maintaining quality and cost control
- Perform regular inspections to uphold property condition and curb appeal
- Coordinate maintenance priorities and vendors to reduce downtime and vacancy loss
- Ensure maintenance activities meet safety standards and preventive maintenance requirements
Capital Projects & Asset Improvement
- Evaluate physical and operational improvement opportunities that support asset longevity and market competitiveness
- Collaborate with ownership and leadership on planning, scoping, and execution of approved capital initiatives
- Monitor capital work to ensure quality, schedule adherence, and budget compliance
- Identify operational enhancements that improve efficiency, resident experience, and overall asset performance
Qualifications
- Minimum 3–5 years of multifamily property management experience
- Knowledgeable in Tacoma and Washington State landlord‑tenant and eviction laws
- Skilled in managing complex resident populations and delinquency resolution
- Proficient in financial analysis, budgeting, and key performance metrics
- Experienced in overseeing maintenance operations and third‑party vendors
- Highly organized, detail‑oriented, and reliable in follow‑through
- Able to work independently while aligning with ownership and asset goals

Compensation and Benefits
- $75,000-$85,000/year
