Maintenance Technician I
Job Summary:
Duties and Responsibilities:
- Conduct all business in accordance with company policies and procedures and all state and federal regulations.
- Be aware of the condition of the building at all times and take immediate steps to correct any unsafe condition.
- Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the management team.
- Communicate and coordinate outside vendors regarding yearly maintenance of fire extinguishers, fire and sprinkler inspections, etc.
- Inspect and maintain all tools in excellent condition.
- Perform work area clean‐up and safety related duties.
- Organize and maintain storage areas.
- Report all major repairs to management team.
- Move furniture around office as requested by management.
- Install /wall-mount white boards, computer monitors.
- Any other requests made by management team or other company official as needed.
- Communicates clearly to coworkers and outside vendors.
- Responds to maintenance requests and concerns in a timely, professional manner.
- Is punctual and present at work when scheduled.
- Works independently and can remain productive without direct supervision
Required Skills/Abilities:
- Good time management skills.
- Represent oneself and the company in a professional manner at all times.
- Must have a good mechanical ability, be a fast learner, and able to retain information.
- Must be a self‐starter who can work efficiently with little supervision.
- Must have the ability to reason and use good judgment to find solutions.
- Must be able to read, understand, and comply with product labels, safety, policy, and procedure manuals.
- Thorough knowledge of hand tools

- Appliances

- Tile, carpet, and flooring
- Interior/exterior lights/ light bulbs
- Doors, cabinets, windows
- Ceiling leaks, ceiling tiles
- Walls (patching, repairing, painting)
- Plumbing (toilets, urinals, etc)
- Light electrical, such as changing light fixtures
- A/C and heating system (changing filters)
- Stairs, gates, fences, porches railings
Education and Experience:
- High level of proficiency in written, verbal, and arithmetic skills.
- Ability to plan and juggle multi‐task environment.
- Must possess solid knowledge of carpentry, electrical, plumbing, etc. information as required by daily operations.
- High school diploma or GED required.
- Minimum of two years’ experience in a maintenance role.
License(s) or Certification(s) Required:
- Valid Drivers License with clean Motor Vehicle Record
Physical Requirements:
- Facilities Maintenance will work both in and outside of building and in all areas of the property.
- Inside and outside work in all types of weather is required.
- Prolonged or repeated standing, walking, climbing, stooping, kneeling, and crouching is required.
- The ability to frequently transport or move up to 75 pounds variable distances is required.
- The ability to occasionally move objects up to 200 pounds, on wheels, is required.
- The ability to lift, use and move onsite equipment is required.
- The mobility and flexibility to use ladders to access heights in excess of eight to nine feet is required.
- Driving a vehicle is often required.
- Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
- Specific hearing abilities required by this job include the ability to communicate with coworkers and vendors.
