Experienced Property Manager – (Katy, TX)Location: Katy, TexasPosition: Full-Time | On-SiteResidency Requirement: Must live in Katy, TXWe are seeking a highly experienced, performance-driven Property Manager to take full operational ownership of a multifamily community in Katy, TX that is currently experiencing high vacancy. This role is ideal for a proven leader who thrives in lease-up environments, understands luxury resident expectations, and knows how to drive occupancy while maintaining operational excellence.

This is not an entry-level role. We are looking for someone who has successfully managed communities end-to-end, led teams, and executed aggressive leasing strategies with measurable results.

Core ResponsibilitiesOperational LeadershipOversee daily operations of the community, ensuring excellence in service, appearance, and performance

Ensure compliance with Fair Housing laws, company policies, and local/state regulations

Maintain accurate records, reports, and documentation

Enforce lease terms, community rules, and company standards professionally

Leasing & Lease-Up StrategyLead and execute aggressive lease-up strategies for a Class A community with high vacancy

Actively lease units and coach leasing staff on closing techniques

Analyze traffic, conversion ratios, pricing, and market trends

Implement creative marketing and outreach strategies to increase exposure and demand

Ensure online listings (Apartments.com, Google, ILS platforms) are accurate, updated, and competitive

Financial ManagementPrepare and manage property budgets

Monitor income, expenses, and delinquency

Approve invoices, manage vendors, and control operating costs

Ensure rent collections, late notices, and delinquency follow-up are handled timely and professionally

Team Leadership & DevelopmentRecruit, train, and supervise on-site staff (leasing and maintenance)

Lead by example with clear expectations and accountability

Conduct performance evaluations and daily coaching

Build a culture of urgency, professionalism, and ownership

Maintenance & Asset CarePartner closely with maintenance to ensure:

Timely make-readies

Preventive maintenance execution

Strong curb appeal and Class A standards

Walk units and grounds regularly to ensure quality control

Coordinate capital projects and vendor work as needed

Resident RelationsDeliver a luxury resident experience

Handle escalated concerns with professionalism and resolution-focused communication

Foster a positive, community-driven environment

Maintain high retention through proactive engagement

Required QualificationsMust live in Conroe, TX (no exceptions)

Minimum 3–5 years of experience as a Property Manager (Class A preferred)

Proven success leasing up a property with high vacancy

Strong understanding of property financials, budgets, and KPIs

Hands-on leasing experience with demonstrated closing ability

Strong leadership, communication, and organizational skills

Experience with property management software (Yardi, AppFolio, RealPage, etc.)

Ability to work weekends and adjust schedule based on leasing demands

Preferred ExperienceClass A or luxury multifamily experience

Lease-up or repositioning background

Strong local market knowledge of Conroe & surrounding areas

Bilingual (English/Spanish) a plus
