Maintenance Manager

Purpose:

Directs and provides oversight regarding all preventative and repair maintenance functions for buildings, equipment, and grounds. Ensures a safe workplace for all team members

Essential Functions:

  • Assist General Manager with capital and operational budget development and operating within departmental approved budget while identifying opportunities for cost control
  • Conduct third party contract negotiations that mitigate loss and risk, are cost effective, and fulfill facility needs
  • Provide oversight for all contractors/vendors to ensure maintenance work is done professionally and in accordance with contract stipulations, regulatory compliance and location/company policies
  • Analyze and manage maintenance functions and programs to ensure accuracy, efficiency, compliance, profitability, proper material handling, and minimal damage
  • Proactively analyze and monitor Computerized Maintenance Management Systems (CMMS) to ensure proper and timely preventative maintenance
  • Perform risk assessments to identify opportunities for improvement and implement solutions for all maintenance functions and programs
  • Administer and enforce EPA and OSHA policies, procedures, and programs ensuring compliance with regulations and requirements through team member education, analyze cause/effect and implement solutions

Requirements:

  • Education - High school diploma or GED. College coursework, continuing technical education or comparable business experience preferred
  • Refrigerating Engineers & Technicians Association (RETA) certification preferred
  • Knowledge of general construction, plumbing, electrical in order to provide backup for maintenance team members – certification preferred
  • Advanced knowledge of Ammonia Refrigeration
  • Ability to utilize good hand-eye coordination and depth perception to operate forklift, reach truck and HiLo safely and accurately
  • Knowledge of material handling equipment (MHE) operation, maintenance, and repair
  • Supervisory experience preferably in a warehouse environment required, management experience preferred
  • Ability to understand and explain Technical Manuals and Material Safety Data Sheets (MSDS)
  • Ability to utilize equipment for the job (such as computers, cell phone, handheld trackers, copiers, scanners, printers, etc.)
  • Proficient in computer usage to include data analysis, data compilation, email, word processing, spreadsheets, presentation development (such as PowerPoint) and maintenance software (such as CMMS - Computerized Maintenance Management Systems)
  • Excellent verbal, written and math skills
  • Ability to remain calm and focused while prioritizing requests from multiple sources
  • Accuracy and attention to detail
  • Ability to accommodate flexible schedules to meet the needs of the customer
  • Ability to be on-call outside of “normal” work hours
  • Ability to Travel less than 10% of the time

Physical Demands:

  • Must be able to independently lift up to 50 lbs frequently and 100 pounds occasionally
  • Must be able to sit, stand, walk, bend, squat, push, pull, reach and twist repetitively in a warehouse environment
  • Must be able to step up onto and down from equipment as required by task (such as forklift, reach truck, etc)
  • Must be able to adjust to fluctuating temperatures and withstand freezing temperatures as low as -20 degrees Fahrenheit
  • Must be able to work in a noisy warehouse environment
  • Must be able to work while wearing appropriate PPE (Personal Protective Equipment) for the job (such as Self Contained Breathing Apparatus, steel-toed protective footwear, harness, safety glasses, hard hat, gloves, insulated clothing, etc.)
