About this position
Job Objective/ Summary
The responsibility of a Maintenance Technician is to complete general maintenance needs including, minor electrical, plumbing, lighting and structural repairs. The Maintenance Technician is also responsible for the completion and follow-up of daily repair requisitions as well as scheduled maintenance and facility improvements.
Essential Functions
- Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
- Perform routine preventative maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of the facility does not deteriorate.
- Inspect, operate, or test machinery or equipment to diagnose machine malfunctions.
- Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary.
- Assemble, install, or repair wiring, electrical or electrical components, pipe systems, plumbing, machinery or equipment.
- Repair or replace defective equipment parts, using hand tools and power tools, and reassemble equipment.
- Perform Lockout/Tag Out Procedures.
- Inform Director of Facilities of levels of parts and equipment for restock.
- Adhere to The Estates at Carpenters’ policies and procedures, including those covering privacy and security in compliance with HIPAA regulations, and codes of conduct. Maintain confidentiality and respects resident’s privacy at all times in accordance with HIPAA regulations.

Additional Knowledge, Skills & Abilities

- Must be able to pass a pre-employment drug screen.
- Must be able to pass the pre-employment reference checks.
- Must be able to provide official grade transcripts of the education level provided on the employment application.
- Must be able to provide a copy of his/her own social security card for W-4 documentation.
- Must be able to provide applicable documentation(s) for I-9 in order to establish identity and authorization to work in the U.S.
- Must have valid driver’s license, personal automobile liability insurance, and acceptable driving record.
Qualifications and Job Requirements
Job Education, Licenses/Certifications, Knowledge & Experience
- High School Diploma or equivalent. A minimum of one (1) years previous work-related skill, knowledge, or experience.

- Knowledge of machines and tools, including their designs, uses, repair, and maintenance.
- Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures.
- Knowledge of relevant equipment, policies, procedures, and strategies to promote effective local, state, or national security operations for the protection of people, data, property, and institutions.
- Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for service, and evaluation of customer satisfaction.
- Troubleshooting – determining causes of operating errors and deciding what to do about it.
- Critical Thinking – using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems.
Bloodborne Pathogens Exposure Category I
Your tasks routinely involve exposure to blood, body fluids, tissues, or other contaminated materials. In compliance with OSHA standards on blood borne pathogens, The Estates at Carpenters will offer Hepatitis B vaccine to all employees who are determined to be at risk of exposure to blood or other body fluids and follow up to all employees who have had an exposure incident. This vaccine will be provided at no cost to the employee.
Physical Requirements and Working Conditions
- While performing the duties of this position, a Maintenance Technician, is regularly required to stand, squat or sit in tight areas for long periods of time. Frequent walking, climbing ladders, working with chemicals and manipulation of equipment. Able to withstand extreme temperatures and function in adverse working conditions. Lifting required in excess of 100lbs.
