POSITION SUMMARY:
MIMCO's Maintenance and Construction teams are responsible for the planning, design, construction and maintenance of the more than 400 commercial retail properties managed throughout Texas, New Mexico and Arizona. MIMCO manages these properties in accordance with our leases and the objectives of our property owners. The Vice President of Maintenance and Construction oversees the department and its thirteen employees based in offices in El Paso and San Antonio. This is an exempt position.
ESSENTIAL FUNCTIONS:

- Oversee MIMCO's Maintenance and Construction teams and their daily operations including management of maintenance and construction projects, property inspections, new tenant buildouts, operational budgets and insurance claims;
- Build and maintain relationships with vendors, architects and engineers and oversee vendor negotiations and the bidding and contracting process;
- Build and track project budgets, prepare and present status reports to other departments, property owners and MIMCO leadership;
- Pre-planning, site analysis and evaluation of various construction options to determine best design specific to property purchases or development;
- Manage construction projects from design phase to completion, including construction documents, negotiations, permits, regulatory approvals in multiple jurisdictions and scheduled timeline;
- Work closely with peers in other departments to ensure MIMCO's goals and business objectives are consistently met, and departments are working in alignment;
- Set departmental goals, track progress and adjust as needed to align with company goals and priorities;
- Develop clear standards and metrics to measure employee performance and conduct regular reviews of staff performance against established goals and expectations;
- Manage department's hiring plan and lead hiring efforts as needed;
- Develop processes to onboard new employees, determine training needs for Maintenance and Construction staff and build training and career development plans for employees;
- Abide by all company policies and procedures and local, regional and federal regulations, and ensure team compliance with same;
- Perform any and all other duties and responsibilities as directed and assigned by management.
- Travel between locations as needed.
COMPENSATION AND BENEFITS
Pay: The position of Vice President, Maintenance and Construction is compensated on a salary basis, at a rate determined by management of MIMCO, commensurate with candidate experience and qualifications.

Requirements
MINIMUM EDUCATION:
- Associate degree or equivalent combination of education or experience required (bachelor's degree preferred);
MINIMUM EXPERIENCE:
- Minimum of ten (10) years of experience working in facilities management, commercial property maintenance or construction and design;
- Minimum of five (5) years of experience managing and leading teams; tangible experience in change management and culture building preferred;
MINIMUM SKILL REQUIREMENTS:
- Excellent organizational and leadership skills;
- Demonstrable ability and proven track record in strategy-building and implementation;
- Ability to clearly articulate objectives and goals and accurately assess and communicate employee performance;
- Ability to foster a team environment and work collaboratively with peers and senior management;
- Strong experience in project management and budgeting;
- Strong written and verbal communication skills;
- Excellent customer service and interpersonal skills;
- Bilingual (English/Spanish) a plus with the ability to read and communicate in English both verbally and in written form.
PHYSICAL DEMANDS
- Ability to sit most of the time using office equipment and computers but may involve walking or standing for brief periods of time.
- Ability to lift, push and pull a minimum of 20 pounds.
- Ability to climb stairs in an office building.
